US and UK Tax Accountants for Real Estate Investors

Real estate investors, property developers, and estate agents need specialist tax services. We provide comprehensive accounting and tax preparation for real estate professionals.

How we help

Real Estate Tax & Reporting Specialists

Real estate taxation is complex, with different rules for owner-occupied properties, buy-to-let investments, development projects, and commercial properties. Capital gains tax, stamp duty land tax, and VAT all come into play.

For investors with US connections, we handle the additional reporting under FIRPTA rules and international real estate taxation. We prepare project accounts for developers and report profits correctly at each stage of the property development cycle.

Our team makes sure the income and gains from your real estate portfolio are reported accurately, in full compliance with all reporting requirements.

Reporting Real Estate Income and Gains

Real estate investors hold complex portfolios with varying property types, ownership structures, and income streams. Accurate reporting of each one is essential for correct tax returns and compliance.

We prepare and file tax returns for real estate professionals, from buy-to-let portfolios and development projects to commercial properties and international holdings, reporting rental income and capital gains correctly in both countries.

Our team prepares accurate accounts and returns for real estate investors, claiming the deductions you are entitled to and making sure every revenue stream and expense category is reported correctly.

International Tax Filing for Global Investors

Expanding your real estate investments internationally creates unique tax and reporting obligations across multiple jurisdictions. Meeting them requires accurate, timely filing and deep cross-border expertise.

We prepare and file the tax returns for real estate investors with property in more than one country, reporting foreign rental income, capital gains on property sales, development projects and overseas holdings, ensuring compliance with both US and UK tax authorities.

Our tax accountants claim foreign tax credits and treaty relief on the right return, so the same income is not taxed twice, and keep your reporting consistent across all territories where you own and earn income from property.

Questions this sector asks first

The general position on each. What applies to you depends on where you live, where the work is done and who pays.

The UK taxes the rental profit. Under the Non-Resident Landlord Scheme your letting agent or tenant withholds basic rate tax from the rent unless HMRC has approved you to receive it gross, and a UK return is filed either way. The same rent is reported on your US return, with the UK tax claimed as a credit.

A gain on UK residential property must be reported to HMRC, and the tax paid, within 60 days of completion. Non-residents must report within 60 days even when there is no tax to pay. US persons also report the sale on their US return, where the gain is calculated in dollars.

When a foreign person sells US real estate, the buyer generally withholds 15% of the sale price and pays it to the IRS. It is a payment on account, not the final tax. A US return is filed to calculate the actual tax on the gain and to reclaim any excess.

The two systems calculate it differently. The US requires depreciation on the building, which the UK does not allow, and the UK restricts relief for mortgage interest to a basic rate credit while the US deducts it. The income is the same, but the taxable profit rarely is.
